Buying a Lakefront Pool Home in PGA National: 7 Checks
A lake view and private pool can be compelling, but buyers should compare the physical systems, association obligations and property-specific documentation—not photographs alone. Use these seven checks before deciding which PGA National home belongs on your showing list.
1. Separate a lake view from water rights
A lake view, lake frontage and usable water access are different things. Review the survey, recorded waterfront classification, flood-zone information and any association rules affecting the shoreline. Do not infer access rights from listing photographs.
2. Inspect the pool and screened enclosure as systems
Compare the pool surface, heater, pumps, filtration, electrical equipment, drainage and screened enclosure. Request permits, receipts and maintenance records for recent work, then use an appropriate professional inspection.
3. Verify the roof history
Confirm installation date, permit history, material, remaining useful life and insurer acceptance. A recent roof can be valuable, but documentation and present condition still matter.
4. Confirm impact protection
Distinguish impact-rated windows and doors from shutters or other protection. Ask for product approvals and wind-mitigation documentation, and obtain a property-specific insurance quote.
5. Separate HOA costs from club membership
An association fee and private-club membership are not the same obligation. Review current dues, included services, application rules, special assessments, leasing restrictions and whether membership is mandatory for the specific parcel.
6. Compare usable space
Ask which measurement represents living area and which represents total building area. Consider layout, single-story accessibility, storage, garage capacity and outdoor rooms—not bedroom count alone.
7. Verify every current listing fact
Price, availability, condition and terms can change. Confirm material facts through the current MLS record, disclosures, association documents, public records and inspections before relying on them.
